Buying a waterfront property is a significant investment. The canal wall is part of that property, and its condition can have a substantial impact on your future costs.

A standard building inspection does not provide a detailed assessment of a revetment wall. The important issues are often below the waterline or behind the wall face and require a dedicated inspection from the water at low tide.

Canal Wall Doctor provides independent buyer's wall reports across Bribie Island, the Gold Coast and surrounding South East Queensland waterways.

We inspect the wall, assess its condition and provide a clear written report before your contract deadline, so you know what you're taking on before you commit to the purchase.

What's Included?

Every buyer's report includes our 16-point wall assessment, covering the key structural and maintenance areas of a revetment wall.

Our inspection is carried out at low tide from an AMSA-approved commercial punt, allowing us to assess the full wall face, including areas below the waterline.

Your report includes:

  • A condition assessment across all 16 issue categories

  • Photographs and details of any issues identified

  • Recommendations for required maintenance or repairs

  • Fixed-price quotes for recommended works

  • Additional context where a finding requires particular attention

The aim is simple: to give you a clear understanding of the wall's condition and any costs you may be taking on.

We Work to Your Contract Deadline

When you contact us, we'll ask for your contract deadline and work backwards from there to schedule the inspection and complete your report.

What If We Find a Serious Problem?

Most reports identify routine maintenance or repairs that can be factored into your purchase decision or negotiations.

If we identify a condition that requires further structural assessment, we'll let you know before the report is finalised and recommend that a marine structural engineer inspect the wall.

We can help coordinate that assessment so you have the information you need before making your decision.

Talk Through Your Report

Wall reports can contain technical information that isn't always easy to interpret if you haven't dealt with revetment walls before.

Once you've received your report, you're welcome to call us to discuss the findings. We'll explain what we've identified, how urgent it is and what the recommended works involve.

There is no additional charge for this follow-up conversation.

Buyer's Report Pricing

$450 + GST

The fee applies across our standard service areas, including Bribie Island, the Gold Coast, Newport Waters and surrounding South East Queensland waterways.

If you purchase the property and proceed with recommended works through Canal Wall Doctor within three months of settlement, we'll credit 50% of the report fee ($225 + GST) towards your first invoice.

Your report provides the information you need before settlement, and the credit gives you a head start if work is required afterwards.
